House Rules

for stays at all oompH.Apartments properties.

oompH.Apartments (hereinafter referred to as Host(s)) is a rental management company that allows its clients, hereinafter referred to as Guest(s), to stay from 1 day to 3 years. The following rules apply to ALL properties listed on ANY platform by the Host. By booking a stay with us, Guest accepts:

I. Guest policies

  1. Check-in is anytime after 4:00 pm in the afternoon, and check-out is anytime before 11:00 am.
  2. The host has the right to remove all items belonging to the Guest from the apartment at the Guest’s risk and expense (additional charge of 200% of the daily rate) in case of no contact for late check-out at least 24 hours before the scheduled check-out and/or in case of no availability for the hotel night later.
  3. The additional charges referred to in paragraph 1, item 2 must be paid by the Guest(s) immediately before the actual check-out time.
  4. Guests are not allowed to book a stay in their city of residence unless previously agreed upon. In case of violation of this rule, we retain the right to cancel the reservation at any time and without penalty.
  5. All Guests must be 18 years of age or older, and the simultaneous presence of a parent or guardian is required for Guests under the age of 18.
  6. Parties, events, outside guests, overnight guests who are not indicated in the reservation are not allowed on the premises at any time during the reservation, unless agreed with the host. Violation of this rule will result in a €250 fine for each additional person per night and may result in immediate cancellation of the reservation.
  7. We do not have a “children stay free” policy. All guests over the age of 2 must be included in the guest count. Violation of this rule will result in a fine of €250 for each additional person (including a child) per night and may result in immediate cancellation of the reservation.
  8. Pets are not allowed in the apartment unless otherwise agreed by both parties. Violation of this rule will result in a €1,000 fine and may result in immediate cancellation of the reservation.
  9. Do not engage in illegal activities anywhere on the premises, building or outside the building, including internet downloads, gambling, prostitution, drugs, etc. oomph.apartments assumes no responsibility for such activities.
  10. Do not leave food that may attract pests. Our properties are pest-free and we intend to keep them such with your help.

II. Deposit. Cancellation policy and fees

  1. All reservations may require a deposit of €300 or more, unless otherwise agreed between the Guest and the Host. If a deposit is charged, it must be paid by the Guest no later than the time of entering the Host’s apartment and will be refunded no later than 48 hours after the end of the reservation.
  2. Guests can cancel their stay at any time in accordance with the rules described directly on the platform where they made the reservation. For reservations made directly on oomph.apartments, the cancellation policy is specified in the link https://www.airbnb.com/help/article/475 as “Strict”.
  3. If the apartment sleeps more people than the number originally specified in the reservation, an additional charge of 200% of the daily rate may be imposed on the guest and deducted from the deposit.
  4. No smoking. Violation of this rule will result in a full charge of €300 security deposit.
  5. Quiet hours after 10 p.m. This property has strict quiet hours after 10 p.m. Violation of this rule may result in a fine of €1,000 and may result in immediate cancellation of the reservation.
  6. Return all keys. We charge a fee of €80 for each lost key.
  7. If the property is left very messy, we charge €50 for each additional hour of cleaning (over 2 hours).

III. Safety and responsibility

  1. If you notice anything that poses a hazard that could cause damage to the apartment or the occupant, please notify us immediately.
  2. Guests are fully responsible for any accident, injury or illness that occurs on the Premises or the building in which the Premises is located, resulting from circumstances for which they are responsible. By accepting this reservation, it is acknowledged that all guests expressly accept the obligation to repair the damage caused by the risk of any harm resulting from the use of the Premises. Guests realize that they may personally purchase insurance to protect themselves during such events.
